Home Improvements – Can they help achieve a swift and smooth sale?

After much deliberation you have decided the time has come to move and put your home on the market. Understandably you want a smooth and speedy sale and to achieve the highest price possible for your home. In a lot of cases you feel that some home improvements will help you achieve these goals.

Before you head for the DIY stores or call in the experts, there are a few points which you may want to consider to ensure you maximise the return on the investments you are about to make.

• Decorating – A fresh coat of neutral paint, and a newly painted front door, new tiling or even floor coverings can do wonders to the appeal your home has to potential buyers. It can make a room look bigger and lighter. Don’t use bright designs that will not meet everyone’s tastes, a blank canvas is far easier to work with once someone new moves in.

• Kitchens – A Kitchen is certainly one room that is really important to potential buyers and a well lit modern fully fitted kitchen can create the “WOW FACTOR” that will leave a lasting impression with a buyer. Our advice if you are looking at re-fitting a kitchen is to keep to the best quality you can afford and keep it simple so that it appeals to the widest audience possible. If your budget does not stretch to a completely new kitchen then a few new doors, replacement worktops and a professional appliance clean can still achieve the desired result and aid a swift sale.

• Bathrooms – The white bathroom suite is a classic essential and there are now an extensive range of modern suites to choose from. Once again if your budget does not extend to a new suite then new tiling and flooring will enhance the overall look and appeal of the bathroom. Sometimes, something as quick and simple as re-grouting tiles can have a dramatic impact on the appeal.

• A well kept garden - A well maintained and well stocked garden will certainly attract a buyer. We would recommend ensuring boundaries are enclosed and any fencing or sheds are in excellent condition. It of course goes without saying that flower beds and borders are tidy and clear of weeds and any large trees or shrubs are pruned to maximize the sunlight entering the garden whilst still retaining privacy.
